Estero homeowners call us for new floors in gated-community homes and condos: mostly large-format and wood-look tile replacing builder tile, and luxury vinyl plank in bedrooms and lofts. Installed wood-look tile typically costs $10–$18 per square foot and LVP $4–$9, with tile removal quoted separately.
Estero became a village in 2014 and is home to dozens of gated communities between US 41, Three Oaks Parkway and Corkscrew Road, along with the shops around Coconut Point. Most of what we do here is careful work inside finished, furnished homes with association rules to follow.

Replacing builder-grade tile
A lot of Estero houses were finished with the builder’s standard tile, often a smaller square tile on a diagonal. Owners now want something quieter: 24 by 48 porcelain, or wood-look plank running the length of the great room. Those bigger tiles need a much flatter slab than the original floor did, so the quote includes grinding and leveling where the straightedge says it is needed, plus dust-contained removal so the rest of the house stays clean.
Working within HOA rules
Estero communities usually have rules about contractor hours, parking, dumpster placement and the paperwork needed before work starts. Some want proof of insurance from the installer and a description of the new floor. We work to those rules, keep trailers and debris off the street, and give your association what it asks for in advance so there are no surprises on start day.
Seasonal homes and the empty summer
Many Estero owners are away for part of the year, which makes it a good time for flooring: no one living around the work. It also means the house may sit with the air conditioning set high. If you choose engineered hardwood or glue-down plank, we ask that the AC keeps the home within the maker’s humidity range before, during and after the install, and we can coordinate access with your home-watch service.
Floors we install in Estero
- Wood-look tile and large-format porcelain through living areas.
- LVP in bedrooms, lofts and condo units, with sound-rated underlayment where required.
- Laminate in guest rooms and offices.
- Dust-contained tile removal and leveling in furnished homes.
These Estero ranges are guides, not quotes. Large-format tile in a home that needs significant leveling costs more per foot than the same tile on a flat slab, and we can only tell which you have once we’ve checked. All prices.
Estero flooring questions
Can you replace tile in a furnished Estero home?
Yes. We seal off the rooms we’re working in, use dust-contained removal and move furniture room by room so most of the house stays usable.
Will you deal with my HOA?
We supply the information associations usually ask for and follow their contractor rules. Some approvals have to be submitted by the owner.
Can the work happen while I’m away for the summer?
Often, yes. We arrange access with you or your home-watch service, send photos as the job goes, and walk the floor with you on video if you can’t be there.
