Luxury vinyl plank installed in a Cape Coral home usually costs $4–$9 per square foot, labor and standard material included, before any old tile comes up. It is the floor we install most here: the planks are waterproof, quiet underfoot and forgiving of sand, pets and tenants.
What decides whether it lasts is the slab underneath. LVP shows every hump and dip in the concrete, and moisture coming up through it can lift a floating floor or let go of a glue-down one. So every job starts with a moisture reading and a straightedge, not a sample book.

Why so many Cape Coral homes end up with LVP
Most houses on the Cape are concrete block on a slab, and a lot of them carry tile from the 1980s and 1990s that owners are ready to see the back of. LVP gives a warm, wood-look floor without the worry of real wood near a pool door or an AC closet. It is softer and quieter than tile, which matters in open-plan homes where a TV room, kitchen and dining area share one long floor.
It also suits the way homes here are used. Seasonal owners like a floor that doesn’t mind a closed-up summer. Landlords like a plank that can be swapped one board at a time if a tenant damages it. And families with dogs like that a water bowl tipped at midnight is a towel job, not an insurance call.
Click-lock floating or glue-down?
Most of what we install is click-lock: rigid planks that lock edge to edge and float over the slab on an attached or separate pad. It goes down quickly, it can be taken up and relaid, and it handles the small seasonal movement of a Florida house well as long as the expansion gap at the walls is left open.
Glue-down plank is thinner and bonds straight to the slab. We suggest it for very large open areas, for rooms that bake in afternoon sun through sliders, and for rentals where heavy furniture gets dragged around. It needs a flatter, cleaner slab and a moisture reading inside the adhesive’s limit, so the prep costs a little more.
Wear layer and core: what the numbers mean
Two plank thicknesses can hide very different floors. The figure that matters most for a busy house is the wear layer, the clear top film measured in mils. Twelve mil is fine for a bedroom; twenty mil or more is what we’d put in a kitchen, an entry off the lanai or a rental. The core matters next: stone-polymer (SPC) cores are dense and stable under temperature swings, while wood-polymer (WPC) cores feel a little softer and warmer.
We are not tied to one brand, so we will show you a few lines at the measure and tell you which of them we would put in your home and why.
How we lay LVP over a slab
- Test. Moisture readings go on the slab before the quote is final, and we compare them with the limit printed in your plank’s installation guide.
- Flatten. Most rigid-core planks ask for something close to 3/16 inch over 10 feet. High spots are ground down and low spots filled with patch or self-leveler. See slab leveling.
- Undercut. Door casings are cut so the plank slides under them instead of being caulked against them.
- Lay out. Rows are planned so the last row isn’t a sliver and the joints are staggered, never stair-stepped.
- Finish. New baseboard or quarter round covers the expansion gap, and transitions go in at sliding doors and where LVP meets tile.
LVP in Cape Coral condos
If there is a unit below you, check your association’s rules before choosing a plank. The Florida Building Code sets a minimum sound rating of 50 for floors between stacked homes, and many associations ask for 55 to 60 plus a lab report for the exact floor build-up before they approve hard flooring. We can supply the plank and underlayment data your board asks for.
Estimated LVP prices
| Job | Estimated price | What moves it |
|---|---|---|
| Click-lock LVP, standard pad | $4–$9/sq ft | Plank line, wear layer, room shapes |
| Glue-down LVP | $4–$9/sq ft | Adhesive choice, slab smoothness |
| Old tile taken up first | $3–$6/sq ft | Thinset thickness, dust control |
| Slab leveling where needed | $3–$7/sq ft of area | How far out of flat the slab is |
| New baseboard or quarter round | $3–$8/linear ft | Profile, paint-grade or primed |
| Stairs with stair nose | $60–$150 per step | Open sides, landings |
These LVP figures are estimates for typical Cape Coral rooms, not a quote. Your price is set after we measure, test the slab and you choose a plank. All flooring prices.
Common questions
Can LVP go over the tile I already have?
Sometimes. If the tile is flat, firmly bonded and the grout lines are filled so they don’t show through, a rigid-core plank can float over it. If tiles are hollow or cracked, or the extra height would jam doors, we take the tile up first.
Is luxury vinyl plank really waterproof?
The planks are. Water that gets under the floor at a wall or a slider can still sit on the slab, so after a real leak a floating floor may need lifting to dry. That is far simpler than replacing swollen wood.
How long does an LVP install take?
A few rooms is often one to two days. A whole house with old tile to remove usually runs several working days. Your quote lists the days we expect.
Will LVP work in a sunroom or by big sliders?
It can, but strong sun heats planks and makes them move. We choose a plank rated for that exposure, leave a wider gap, or glue it down.
